A Guide to Writing an Effective Real Estate Listing

Real estate transactions are time-consuming, and writing a real estate listing description is just one small part of the process. Between showings, inspections, closings, and all the other tasks that go into it, time is a limited resource. To manage this task effectively without incurring risk, first and foremost secure Augusta real estate insurance and be sure to keep your client’s interest as the top priority.

In today’s digital market, home buyers will look online for potential properties. This should tell you that your real estate listing description is more important than ever before. If your listings don’t grab the attention of potential buyers, they will quickly be on to the next one. Creating a compelling listing does not have to be complicated. Utilize these tips to complie a real estate listing description that sells.

Accurate Property Description

Your real estate listing description must be 100% accurate. For example, do not claim a home is large if it isn’t, or say a home is in “excellent condition” when there is water damage throughout the house and the back deck is rotting. A potential buyer will only be more turned off by figuring out the false advertisement when they arrive. Setting unrealistic expectations does not do anyone any favors. Be very upfront about the home’s flaws or shortcomings as you can also try to turn them into positives or offer suggestions to fix them. If your potential buyers know what to expect, they will be more likely to accept any work that the home requires.

Choose Adjectives Wisely

Be descriptive without going overboard. Keep in mind that it is easy to tell when the words are trying too hard. For instance, “cozy” is pretty much always used as another way of saying “very small”, and many people know this. The listing descriptions are a chance to paint a better picture and get more creative. Adding too many extra adjectives may come off like you’re trying to distract the readers from the reality.

Avoid Red Flag Words

There are certain words that can have a negative impact on a home listing. How a real estate listing description is written potentially affects the final selling price.

Avoid using the words “fixer,” “TLC,” and “cosmetic” because to those who are not looking for a fixer upper or to flip a home, these words imply the home requires too much work. These words are not blantantly negative, but they do give the impression to potential home buyers that there is a lot of room to negotiate. These types of words should only be used if a home needs a lot of work and is priced accordingly.

Highlight Value and Unique Features

There are also words that can help a home listing and help boost sale prices, such as “Impeccable,” “luxurious,” and “landscaped.”  For instance, if there’s a jacuzzi tub in the master,  the word “luxurious” applies to the real estate listing description.

Keep in mind that character can help sell a home as well. Is there a fireplace in the master bedroom or an original stained glass window in the entryway? These types of specialties can greatly help potential buyers differentiate your listing from the other properties they are browsing.

Mention the home’s one-of-a-kind features in your real estate listing description so the right buyers can appreciate and respond to it. Keep in mind that these features can be what motivates a potential buyer to schedule a showing. Utilize the real estate listing description space for the special details that will make potential buyers feel they have to go see this property for themselves.

Take Notice of Punctuation

Do not end every sentence with an exclamation. This simple grammatical mistake will take away from what you have to say about the property that truly is amazing. However, be sure to use punctuation. The reader will have a hard time following long, run-on sentences and can miss the important information.

Writing your description using complete sentences and appropriate punctuation allows readers to appreciate your efforts in creating a coherent, easy-to-follow summary.

Use Quality Images

The photos you use are also an incredibly important part of your listing. Consumers today are more tech-savvy than ever and expect quality photos. Avoid washed out images from a bright flash or images that are too grainy no one can really tell what they’re looking at. Smartphones can do just about everything now and natural light is your best bet, so open up the windows when snapping your photos and you’ll be sure to capture quality images.
